Having said that, let’s talk about my thoughts on the above property…..

 

Putting it simply and bluntly I like the location of this new build.  Not because I used to live on Tasker Street where my father purchased his first house in the early 70’s but because of it’s proximity to the town centre which is a 5 minute walk away.  Anyway, in those days the milk factory was on the corner of Midland Road and our regular pint (the gold top of the dairy kind), was just across the road.

There are a better specification of properties available on the market, if that is what you are searching for i.e. the property doesn’t have an en-suite, white goods, window in the bathroom, views to die for…..

However…what it does have is a kitchen/ diner of a decent size, an additional downstairs guest W/C, parking for two cars (important when attracting a professional family) and as mentioned the location is ideal for commuters and access to town centre.

Couple that with this being a new build, it should come with a period of ‘snagging’ whereby any repairs arising in the first 12-24 months would be taken care of by the builder.  Also, the overall maintenance should be low with any major repairs being under warranty from the NHBC 10 year new-build insurance provided to all new builds.

The WS1 postcode has also seen a healthy increase in capital growth of 8.3% in comparison to the overall average of 8.5% for Walsall as a whole.  So sit back and enjoy above average yields and wait for the capital growth to do as you wish in the long-term.
