To get straight to the point on this one, this property requires some serious time warping from the 70s and straight into the the 21st Century. on the positive side, however the bathroom has been modernised and the rear garden has been blocked paved and both look “the business”.

There is double glazing and partial gas central heating. The property has a lot of potential, but will require a major overhaul and some serious cash spent.
I had an interesting email from someone in Walsall a few weeks ago that I want to share with you – don’t worry I asked his permission to share this with you all. In a nutshell, the gentleman lives in Streetly, he is in his mid 60’s and still working. He has a decent pension, so that when he does retire in a couple of years’ time, it will give him a comfortable life. He had recently inherited £110,000 from an elderly family member. One option he was considering was to put it into a savings account. The best he could find was a 2 year bond with the Post Office which paid 1.9%; meaning he would get £2,090 in interest a year.

Another property billed as a buy-to-let investment by Goodchilds of Bloxwich (01922 312 016). A nice spec on this one and can be let as is, but I would recommend changing the décor in the living room and at least one of the bedrooms. It appears that full gas central heating and double glazing is present.
I find myself in a reflective mood today as I want to talk about the future of investing in property in Walsall. Especially since my last article (which was a little gloomy) and the fast changing dynamics in recent times of the Private Rented Sector (PRS).
The truth is that we have got lethargic, with many property investment people having mistaken the ever-rising Walsall property market since the 1960’s as the eternal gift that kept giving as property prices constantly rose and doubled every five to seven years.
The days of making easy money from any old property investment in Walsall are over.
A traditional mid-terraced house in a popular area for rented accommodation in Walsall. It’s yet another property billed as a buy-to-let investment by Goodchilds of Bloxwich (01922 312 016). It’s a medium spec property and doesn’t need anything doing to it from what I can see of it, there being no photos of the bedrooms and can be let as is as far as I am concerned. Though gas central heating is stated, there is no mention of whether there is double glazing. There is a shower mixer tap, but it could really do with a fitted electric shower and screen.
A good looking semi in the Darlaston/ Wednesbury area with a massive rear garden by the looks of things. Overall it looks like it doesn’t need anything doing to it and can be let as is as far as I am concerned. Average sized rooms, coupled with double glazing and central heating. No bath in the er, bath-room, but that’s no biggie and some people prefer that anyway.
Ding, Ding!! Seconds out – Round 8! George Osborne today delivered his 8th Budget Statement as Chancellor of the Exchequer. Many consider the number 8 the luckiest of all numbers, and in Chinese culture it is favoured by business due to its association with prosperity, wealth and success. Although, in boxing terms, not many fighters predict a knock out in round 8. So, has Mr Osborne finally delivered the sucker punch to Walsall landlords?!
A standard terraced house with a modernised kitchen and certainly not much to look at from the outside, but sometimes this blinds us to the rental potential. Talking of modernisation, the decoration could do with updating. However, in general a good sized property with three double bedrooms, double glazing and gas central heating. Acceptable as it stands, but as I always say, there is always room for improvement. It doesn’t have to cost a fortune as sometimes a little says more. For starters the kitchen has been modernised and it stands to reason the rest of the property should follow suite (Did you see what I did there?).
