Something of a curiosity this one, however there is also something very intriguing about it. How so? Well, for one thing how many one bed houses are you aware of in Walsall? I put that very question to one of our landlords. They couldn’t think of one. There aren’t many, I advised them and certainly not detached? The fact that this is the case makes this property kind of unique and therefore desirable. It appeals to those who are looking for something different, something dare I say…Quirky? That’s right, this house is Quirking at me and I like it! For those of you that don’t know what Quirking is, it’s Twerking for property!
Nestled in the highly popular and very desirable Tamebridge estate, speaks volumes as to the location and therefore the potential for long term letting.
The faux Elizabethan styling on the gable end sets the scene very nicely and the off-road parking is certainly a boon for any motorist. Let’s open the front door…
Certainly not a family home, but it would definitely appeal to working professionals. Though the decoration in general is in keeping with a lettable standard, the kitchen and bathroom could be improved. The kitchen units could do with updating and the flooring replaced. The bathroom suite doesn’t look good with the mixed colours. Ideally an all white suite and white tiling is the answer. Additionally, if there isn’t an electric shower already fitted, install one. The expectations of customers these days are very much at the high end of the scale.
The living room requires new flooring, preferably laminate. Unfortunately, the agents do not provide a photo of the bedroom so I am unable to comment other than I would highly recommend a viewing. It would allow an opportunity to see how the desirability of the property can be further improved.
I know it seems like I’ve had a real “downer” on this particular property and in one way I would agree with you. However, once again you have to see beyond the now and peer into the potential.
Make the improvements and enjoy a rental yield of 7.71% and keep in mind the potential for capital growth. If the property sells at the asking price this would mean in 18 years the property has increased in value two fold.
If you wish to discuss this property further and have a detailed discussion about my opinion and thoughts of whether this is the right investment for you, please feel free to get in touch.
