This property is another excellent example of a property, which is very much ready to go letting-wise. Finished to a high standard with all the right boxes ticked. There are a couple of downsides though.

I’m not going to go into too much detail here as the photos speak pretty much for themselves. But for me there are some questions that need to asked and I would definitely recommend a viewing to answer those questions.

There is only one photo of one of the bedrooms and the shot of the rear garden as seen through the conservatory doesn’t give one much of an insight as to what the rear garden really looks like, a must if this is going to be marketed as a family home.

But having said that, the rooms appear to be be a pretty good size from the photos, which are confirmed by the published size guide. As stated before, the rooms are finished to a high spec, low maintenance format. I know Magnolia gets a bad rap, but look how very effective it is and what do you do when the walls become dirty and marked? That’s right, get your paintbrush out and get to work, “Job’s a good ‘un”.

The flooring is a good standard, hard wearing type and once again…Easy maintenance, not only for the landlord, but also for the tenant! I cannot stress the importance of this. The better standard your property is, the better chance the tenant will look after it, particular if it is low and easy maintenance.

A nice modern style fully fitted kitchen with integrated oven/ hob and all the necessary space for white goods. The electric/ power shower is also a must these days. Finish this all off with double glazing, central heating, a conservatory and guest WC and there you have it. A nice little package that just needs to be unwrapped.

I did say earlier there are some downsides and these are they…

From what I can tell there is no off-road parking, so it looks like car parking is “on street”. Now for the big one…The front and rear gardens. What’s going on here then? To be perfectly frank with you, I do not have a clue! I think it rained gravel one day! The lack of greenery is a total mystery. However, nothing is insurmountable and I would definitely consider removing the gravel and adding at least turf. The rear garden does look a little on the small side, but hey, that’s what viewings are for. A picture may paint a thousand words, but only a viewing in person can the whole picture be truly seen.
