A very reasonably priced property with lots of potential and a touch of “Quirk”. More about that later. The vendor has left some things to the imagination unfortunately, providing no photos of the external frontage, two of the bedrooms nor the attic. Parking arrangements are not mentioned either. However, at least the room sizes are included.

Let’s have a look at what we can see…

In general the decoration will need changing to bring the respective rooms up to that lettable standard I’ve been talking about, that is now becoming the expected standard in rental properties. A very good start with the laminate flooring, gas central heating and double glazing though.

The “quirk” is provide by the feature fire place in the main living area. A nice touch and very different from the norm, I think you will agree and something that I think should stay. The bathroom is a fair size and already has a shower installed. Though I did notice that there are some issues with minor repairs and some updating of the fixture and fittings eg the wash hand basin taps wouldn’t go amiss. The tiling also could do with a “once over”.

The rear garden is very pleasant and the available space has been utilized effectively. But good grief, what’s going on in the kitchen?! Simply put, it needs as major overhaul. It clearly has potential and with the right design it can be brought back “up to speed” with modern units and adequate space for white goods. I’m not going to mention the decoration…It speaks for itself and it says, “I’m a pink marshmallow, get me outa here!”

The location of the property is excellent being equidistant between junction 10 of the M6 and Walsall town centre. There are also many other amenities and services within easy reach.

The other interesting feature is the attic, which according to the property description is being utilized as a 4th bedroom.

So all in all a very nice property with lots of potential and some interesting features. It’s a pity that there are no photos of certain of the rooms, but as I always say, “That’s what viewings are for” and I would definitely recommend a viewing of this property.

I appraisal the rental at £525.00 pcm and if the property sells at the asking price that gives a very nice yield of 7.87%.
