First things first, the property has been “attractively priced” to encourage a faster sale according to the property details, sooooo…Maybe a little wiggle room depending on how desperate they are to sell?!
The location of the property is ideal because of it’s proximity to the town centre which is a 5 minute walk away and also the local major road networks.
What I like about this one is its “Good to Go”-ness…Well almost. The decor is just what is required in the main, but the wallpaper in certain rooms does need removing and kept in line with the rest of the property. The kitchen looks spot on, but the bathroom needs attention. The actual suite looks ok, but the decor, tiling and a few other bits and pieces require attention. I would also look at investing in an electric power shower rather than the current mixer tap fixture.
Other features to consider are the off-road parking, double glazing and central heating “Where specified” though the property description neglects to specify where the heating actually is and there is no photo of the rear garden.
Based on an appraised pcm rental of £450.00 and if the property is sold at the asking price, the yield is 6.75%, however, improve the property in certain areas and the yield can definitely be increased.
