The property has everyting one could pretty much hope for: 3 double bedrooms, double glazing, gas central heating, modern kitchen and bathroom. My issue is that some money has been spent on making the refurb happen, but no attention has been paid to the front and rear gardens. It seems an anathema to me that the owner didn’t shell out a few more pounds and bring the gardens up to the same spec as the interior? Anyway, get in there quick and arrange a viewing, this one is going to get snapped up very quickly!
There are many schools locally and many are within a mile distance. Healthcare amenities eg doctors, dentists etc are also nearby. Transport services are very good with the train station being nearby and bus routes and major road networks adjacent lending easy access to Bloxwich and Walsall town centres.
The current asking price is for offers over £135k. Now, for me this is overpriced. I understand the seller wishes to make a positive on the sale in order to offset the cost of the refurb. But, in the area you can get 3 bed semis for around the same price and 3 bed terraced for less. Therefore, I base my yield at the minimum asking price and the minimum rental yield ie £135k at a pcm of £575.00 yielding 5.11%.
