I originally wrote about this property way back in April of this year and am still surprised to see it being advertised for sale. Originally listed in April 2015, so it has been on the market now for 18 months and has had 5 price changes in that time. Starting at 100k, rising to 120k and then back down to its original starting point of 100k, so it’s had a bit of an identity crisis for the first 6 months.

So, why hasn’t it sold? To be honest, I don’t know. The price is reasonable and below average for a property of this size and area and the price has been stable for the last 12 months, despite its roller coaster ride for the first 6 months.

It has a very nice spec with a refitted modern kitchen and bathroom. Some decor changes may be in order, but are not essential. There is double glazing and gas central heating. There are two reception rooms, one of which can be utilised as a dining room.

A three bedroom semi detached house in the Wednesbury area Walsall, WS10. The posting clearly states that the property is in need of modernisation. To what extent, one can only guess since there are no internal photos?

The description states that there is some form of UPVC glazing and to some extent gas central heating too. The asking price is for offers of £89950, but that of course will very much depend on what internal upgrade are required.

Technically, this is a two bed, but the loft is currently being used as a third bedroom and is large enough for a single bed or used as as extra storage space. It is ideal for the working professionals or a small family and located about two miles from M6 junction 9 and within easy reach of West Bromwich, Wednesbury and Walsall town centres. Since I’m on the updating bandwagon, I thought I would have a look at some old buy-to let deals just to see how they’re doing these days. I am happy to report that the majority that I have revisited, are no longer on the market. This one I wrote about on 18/02/2016.

I wrote about this property back in May and luckily it is still on the market almost 5 months later. The good news is that the price has been reduced by 10% to £90000!

A two bedroom terraced house in the Birchills area of Walsall, WS2. An excellent spec here and unless you really want to change the decor, it can be let as is. The asking price is at the higher end due to the higher end spec. The location is ideal for local schools infant, junior and academies including Walsall College all within a mile. Healthcare amenities such as doctors, dentists and chemists are also within easy each. Transport services are very good with bus routes and major road networks nearby with Walsall town centre less than a mile away. There is double glazing, gas central heating and parking is on-road. I would urge a viewing sooner, rather than later.

As we approach nearly 3 months since the Referendum vote and in Walsall, we have all had a chance to reflect on the momentous decision that the British public took. Many of you read the article I wrote on the morning of the results. I had gone to bed the night before with a draft of my ‘Remain’ article nicely all but finished, to be presented, at just after 5:00 a.m, with the declaration by the BBC saying we were leaving the EU. I don’t think any of us were expecting that.

Posted on the 8th September and listed as another investment opportunity. It appears that the local estate agents feel that adding that little phrase to their listings adds some kind of cache to their post. It’s a bit hit and miss based on their “criteria” as an investment, but anyway, it gives the rest of us who are actually interested in searching for properties like these, the chance to see if it does indeed pass muster.

It’s not a bad little spec in a good rental area and will need some changes to the basic decor and some serious consideration as to whether the brick fireplaces stay or not. It does have double glazing and gas central heating.
