When my research showed me this statistic, the first question that popped into my mind was; “Is this a problem or an opportunity?”

The orthodox way of classifying property in the UK is to look at the number of bedrooms rather than its size in square metres – although now we are leaving the EU, I wonder if we can go back to feet and inches!

It seems that homeowners and tenants are happy to pay for more space. It’s quite obvious, the more bedrooms a house or apartment has, the bigger it is likely to be. The reason being, not only the actual additional bedroom space, but the properties with more bedrooms tend to have larger or more reception/ living rooms. However, if you think about it, this isn’t so astonishing given that properties with more bedrooms would typically accommodate more people.

Since I’m on the updating bandwagon, I thought I would have a look at some old buy-to let deals just to see how they’re doing these days. I am happy to report that the majority that I have revisited, are no longer on the market. This one I wrote about on 18/02/2016.

I wrote about this property back in May and luckily it is still on the market almost 5 months later. The good news is that the price has been reduced by 10% to £90000!

The asking price is at the higher end due to the higher end spec. The location is ideal for local schools infant, junior and academies including Walsall College all within a mile. Transport services are very good with bus routes and major road networks nearby with Walsall town centre less than a mile away. There is double glazing, gas central heating and parking is on-road. I would urge a viewing sooner, rather than later.

Posted on the 8th September and listed as another investment opportunity. It appears that the local estate agents feel that adding that little phrase to their listings adds some kind of cache to their post. It’s a bit hit and miss based on their “criteria” as an investment, but anyway, it gives the rest of us who are actually interested in searching for properties like these, the chance to see if it does indeed pass muster.

It’s not a bad little spec in a good rental area and will need some changes to the basic decor and some serious consideration as to whether the brick fireplaces stay or not. It does have double glazing and gas central heating.

On the positive side, the area is good for rentals and the average pcm price for a two bed terraced house is in the region of £495.00 and many amenities, including schools, are within easy reach.

I have no idea what that means, maybe the grass requires sanding down and re-varnishing, I dunno?

The asking price is for offers over £90000. This is just below average for a property of this type in this area, but the fact that offers should be over £90000 means that they are probably looking around £100000 for this one.
