New Prime Minister, Theresa May, has taken no time at all to comment on housing in the UK. Speaking in Birmingham, she said it was important to give people more opportunity: “It is why housing matters so much, and why we need to do far more to get more houses built. Because unless we deal with the housing deficit, we will see house prices keep on rising. Young people will find it even harder to afford their own home”.
I thought I would look at the Walsall property market numbers to highlight what sort of problems she faces.

In this post credit crunch world of sub terrain low interest and annuity rates, the growth of buy-to-let since 2009 has been phenomenal. The rates are so low, even a limbo dancer would struggle! Apologies for all the exclamations, but someone else is gonna snap this up. The asking price alone is a good twenty grand below the average and nothing, on the face of it, needs to be done in order to let this one out straight away.

‘Great investment or first time buy’, so reads the post. There is a tenant already in situ, so on the face it, this one seems all ready to go. However, there is just one vital piece of information the agent has neglected to mention…Can you guess what the vital piece of information it is? Yep, that’s right…They forgot to mention what the current monthly rental is…Quite a HUUUGE omission when they’re marketing the property with ‘Sitting tenant’, don’t you think? Anyway, I contacted the agent and they confirmed the pcm rental to be £525.00.
Sadly, lacking photos of the bathroom and the bedrooms. Additionally, these photos must have been taken before the tenant moved in, so a viewing is an absolute must in order to evaluate its current state. But from what I can see, a nice and tidy property with a decent spec.

The asking price is about average for the type and area. The location is ideal for local schools and the Blue Coat Academy is just a quick walk round the corner. Healthcare amenities such as doctors, dentists and chemists are also within easy each. Transport services are very good with bus routes and major road networks nearby with Walsall town centre on your doorstep. There is double glazing, gas central heating and parking is off-road. I would urge a viewing sooner, rather than later.

As the post states, ‘In need of modernisation’. In my humble opinion, it is not lettable in its current state. For one, it doesn’t look like it has any form of central heating. Secondly, lack of photos to the rest of the property really doesn’t allow an informed opinion as to the overall property condition. A viewing is a must, therefore and sooner rather than later. On the positive side the location is popular for rented accommodation and is less than a mile from J9 of the M6 and adjacent to other major road networks. There are a wide selection of schools within a mile radius along with other amenities.
