I’m on a roll again today, when the “Good To Go” radar is hot, it’s hot! Park Hall is an excellent and very popular location in Walsall. Some consider it to be the “posh” end of the street and therefore prices in general can be higher.
A very well presented property that on the face of looks like it doesn’t need anything doing to it, unless you want to. There’s always room for improvement of course.
Loving the laminate flooring throughout and the choice of decoration. Not a large property overall, but large enough for a single person. The provision of a shower in the bathroom is also a positive.
The property is let down by the size of the kitchen, though incredibly it’s large enough to house a fridge freezer! I wonder if there is also room for a washing machine in this “Tardis”? Parking will be on-street as there are no private facilities, communal or otherwise.
There is double glazing throughout, but I’m at a loss as to what type of heating there is. The oven/ hob is electric so I assumed that the the property was economy 7? But none of the photos show any storage heaters or other electric type heating? Underfloor heating perhaps? With laminate you ask? Well, absolutely. As long as everything is done correctly there is no reason why it couldn’t be underfloor heating. Unbelievably, there is nothing stated in the property description either. So, of course that’s where viewings come into their own.
It does look like the property is leasehold with the exclamation of, “Long Lease” in the property description and a quick phone call to the agent can clear that up the finer detail in no time.
So, all in all an immaculately presented property in an ideal location and not too high a price, but with some questions that need answering. The appraised rental level is £450.00 pcm and if the property is sold at the asking price the yield is a not to shabby 6.75%.
