Let’s get into the nuts and bolts of this one straight away. This one is already being let at a pcm of £530.00 and if the property sells at the current asking price the yield is in the region of 5.78%. However, a property like this should be achieving a lot more around the £595.00 pcm mark, at least, for me. You may well have to loosen those purse strings and invest a little, but that could be the difference in increasing your yield to 6.49%.

There’s no indication that the property comes with a sitting tenant, but if not,  a property with this spec should be taken quickly, particularly if improvements are made.

As always the property can be left as is if there is a sitting tenant. However, if not I would take this opportunity to spruce the place up a bit because as you know, there is always room for improvement. The tiling in the kitchen should be done either way, but the other rooms definitely need a lick of paint. The tiling in the bathroom also requires attention.

As you can see, the property is nice and spacious and it is a pity that there are no photos of the conservatory or the rear garden. It benefits that the three bedrooms are all double sized. The kitchen is handily nice and big, with modern fitted units giving plenty of storage space and room for white goods. The lounge/ diner spans the entire length of the property, yes, it’s that big! there is also a separate wc upstairs.

Top it all off with plenty of off-road curtilage parking at the front for at least a couple of vehicles.

The location is ideal for commuting. Not far from the Chester and Lichfield roads leading to Cannock, Walsall, Lichfield and Streetly. Many other amenities and services are all within a short distance away.
