A two bedroom terraced house in the Birchills area of Walsall, WS2, The asking price is £100,000, which I think is slightly overpriced, but since offers are to be, “In the region of” I would have no qualms in making a lower offer. I have featured similar properties in the same street, but have better specs. Though there is not a lot in it, negotiation is part of the process.
A reasonably sized end terraced house close to the centre the Beechdale estate in Walsall. The area has gone through some major redevelopment over the last decade or so, which has certainly helped in raising the area’s profile. The décor may need some changes, that blue bedroom for instance is a bit overpowering, but it could be let as is.. The flooring is hard wearing and doesn’t look like it requires changing. The bathroom and kitchen are of both modern design. The bathroom doesn’t have an electric shower, however I would advise to install one. They’re not that expensive and is kind of expected these days for prospective tenants whom have a lot of choice. Unfortunately, there isn’t a photo of the rear garden. Parking seems to be off-road as there is a little piece of curtilage to the side of the proeprty.
The location benefits from being within easy reach of the Reedswood Retail Park and junction 10 of the M6 and in the vicinity of other major transport routes leading to Walsall, Willenhall and Bloxwich town centres. There is also a wide selection of schools within a mile or so radius including the Mirus Academy.
Investing in Walsall buy to let property is a little different to investing in the stock market and arguably more rewarding than the latter. Or you could of course pledge your hard-earned cash in the Building Society. When you invest your money in the Building Society, this is considered by many as the safe option but the returns you can achieve are, in my opinion, miserably low (the best 2-year bond rate from Nationwide is a whopping 0.75% a year!). The Stock Market can give good returns, but unless you are a city whizz kid or on the phone every day to your Stockbroker it is difficult to make positive returns. The masses usually invest in stock market funds, making the investment quite hands off and one always has the feeling of not being in control.
However, with buy to let, things can be more hands on. One of the things many landlords like is the physical nature of property – the fact that you can touch the bricks and mortar. It is exactly this which attracts many of Walsall’s landlords – they feel they are making their own decisions rather than assigning them to city whizz kids in Canary Wharf playing Russian roulette with their savings.
Another buy to let deal in the same street as another one I did a couple of weeks ago and also a 3 bedroom semi detached house. Marketed by Your Move (01902 596633). It appears to be a very decent spec. It could be let as is, but what I would do is change some of the decor and floor coverings. The kitchen is huge and modern, which could easily accommodate a dining area.

The pcm for this property would be a minimum of £595.00 yielding 7.14% based on whether you wanted to upgrade the property even more, but it really doesn’t need it and could be let as is.
