How Much Rent Can I Get For My Walsall Property?

How Much Rent Can I Get For My Walsall Property
How Much Rent Can I Get For My Walsall Property

Welcome back to the first Walsall Property Market blog article of the New Year! I hope you enjoyed a well deserved break over the holidays?

Over the weekend I received a call from a newbie landlord living in the south who was purchasing his first buy to let Walsall property.  He said he had been following my blog for a while and wanted to ask a few questions. His first question was “How much rent can I achieve for my property?”  A question I get asked once or twice a year…!!

I thought it was only fair to explain the thoughts behind an appraisal and how I arrive at the appraisal level when I go out to a property.  Below are the key points of that conversation and my thoughts…

“Inception”? 2 Bed House, Miner Street, Walsall, WS2. With Yields Of 7.70%.

015-e1472595483909_350

I’m getting a lot of deja vu these days and there I go again! Or did I? I wrote about this one back in August. The difference being that when I first found this property it was listed with Purple Bricks and now it is listed with Great Move. Ok, fair enough. Now, IF the reason for the switching agents was because there was no interest in the 4 months that the property was posted with Purple Bricks, I completely understand, why not give another agent a go? However, since moving over to Great Move the asking price has increased by £5000. So, it does beg the question, if there was no interest for 4 months with one agent at £69000, why would more interest be generated in the same property for an extra five grand? Well, not everyone may have seen the original posting and have absolutely no idea the price has been hiked. So ladies and gents, this is exactly where I come in, your friendly neighbourhood blogger. I like to inform and help advise my readers with what the latest news is within the Walsall property market as we all know, forewarned is forearmed.

WALSALL LANDLORDS – THREE THINGS I’LL BE DOING OVER CHRISTMAS

WALSALL LANDLORDS - THREE THINGS I’LL BE DOING OVER CHRISTMAS
WALSALL LANDLORDS – THREE THINGS I’LL BE DOING OVER CHRISTMAS

I don’t know about you but at some point over the Christmas break I get fed up of all the eating, drinking and partying.  “Bah! Humbug!” I hear you say…but in reality I think it’s simply that as a busy business owner, my mind and body can’t take the change in pace from mad and hectic to practically a vegetative like state.

So when I hit that point and I need to re-engage my brain, this is what I plan to do…

You Can Get Yields of 7.14% on this 3 Bed Semi, Dartmouth Close, Walsall, WS3.

01

Even if you are new to the Private Rented Sector or an experienced investor with a portfolio, I think you seriously should take a look at this property.

Priced at £100000 for a three bed semi, this is an absolute steal. I could show you many three bed terraced houses going for the same, just under or even greater than this one is marketed for. So the question is, why would you buy a terraced house for the same price when obviously there is potential for capital growth and almost certainly the rental yield will be higher? No-brainer as far as I am concerned.

The full property details are here.

The pcm for this property would be in the region of £595.00 based on the property being upgraded. This would give a rental yield of 7.14%

Immaculate 3 Bed, Prince Street, Walsall, WS2. With Yields Of 6.60%.

01

A traditional three bedroom terraced house in the Pleck  area of Walsall, WS2. An immaculate spec here which far outstrips, in quality, comparable properties I have seen in the area. I would be prepared to let it out as it is, but unless you really want to change things, I would leave it alone. However as always, I would urge a viewing as soon as possible, because somebody somewhere will be interested. There is no harm in going to have a look. The asking price is about right, but no harm in a little bit of a haggle. There is double glazing, gas central heating and parking is on-road.

“I think I Just Said That” 3 Bed House, Essex Street, Walsall, WS2. With Yields Of 8.25%.

01

I did a double take when I saw this…Yep, I knew I’d seen this somewhere before. I wrote about this one back in July. I’d say a touch of deja vu, but I think I just said that. So, why is this back on the market? To be honest I don’t think it ever went away as the older post is still live. The only difference I can see between July and now is that there is no longer a tenant in situ.

So, Lots more photos now and I have to say it looks really good with some minor upgrades/changes needed, though a viewing would be best advised as it is the only way to see it in all its glory. There is double glazing and gas central heating.

A popular location for rental accommodation and well located for schools, amenities and transport services.

Pace Yourself with Walsall Property…!!

Pace Yourself with Walsall Property…!!
Pace Yourself with Walsall Property…!!

With the fast approaching Christmas holidays soon upon us some prayers are being offered by the local bob sleighing enthusiasts for snow although, we are more likely to see it between January to March than December.  However, the Walsall property market has a pretty confident feel to it.

With the underlying fundamentals of a continued lack of properties being built, a shortage of properties – both in terms of quantity and quality -coming to the market and the continued low mortgage rate environment, enquiries from first time buyers and buy-to-let landlords is strong and motivation is even stronger, given those inexpensive lending rates and general demand caused by under supply.

Deja Vu! 1 Bedroom Semi, New Forest Road, Walsall, WS3 With Yields Of 7.41%.

01

I did a double take when I saw this. I wrote about this property 6 months ago. I tried to find out what had happened in the intervening period, but I drew a blank. Anyway, it’s back on the market as of today.

Since major redevelopment in the area, the area’s profile has now been raised substantially making it a popular choice for rental. Unfortunately, though the property is billed as “well presented”, the agent has still only provide one photo of the external. Therefore, I have absolutely no idea what the condition is like on the inside. I would urge a viewing on this one immediately. My personal experience with this estate is that rentals are very popular. Additionally, there is double glazing, gas central heating and off-road parking.

2 Bed House With Additional Loft Room, Florence Street, Walsall, WS1. With Yields Of 5.94%.

01

A traditional two bedroom terraced house in the Chuckery, Walsall, a popular area of Walsall for rented accommodation. The loft has been converted to be an additional room for use as a bedroom or whatever you wish. The current occupiers obviously have made it their home and by the look of the spec it is very nicely presented, however with some changes needed.

The location is ideal for local schools both public and private. Healthcare amenities such as doctors, dentists and chemists are also within easy each. Transport services are very good with bus routes and major road networks nearby with Walsall town centre just a mile away. There is gas central heating and parking is on-road, however it does appear that there isn’t double glazing.
